Title: How much is this worth?

The British Waterways cottage in the centre of these pictures has come up for sale by Informal Tender- so how much would you bid for it? The location really is as good as it looks but the cottage (4 bedrooms) needs modernisation. No vehicular access though (parking by the bridge).

What do you reckon then chaps?

If I showed my wife she'd say priceless!  Really a beautiful scene there, mate.  Couldn't tell you what it's worth, but good luck!

Looks good, idyllic even.

But as usual, what's the postion/situation with;
Location
Access
Electric
Drainage
Schools
Local services/shops

Just for starters

(and exactly where is it, SWMBO might like it)

Drool.. what a stunning cottage, and who cares about access.. we all have 4x4's!!!!!
nice in summer, be a bit bleak in winter i should imagine

Vehicular access is probably possible (or at least negotiable), as just out of the pictures on the right is the most important of local services - The Folly pub, which is accessed over the bridge.

Very pleasant part of the world, even if the water buffalo have a habit of interupting navigation when they decide that a swim is in order. It did mean that I had to stop for the night on the moorings just by the pub, so no complaints from me.

Get to a local estate agent and compare prices in the locality for the same type/size property. Then work out what needs to be done to modernise it and get a quote from builders etc.........Then you should have a rough idea of what its worth "TO YOU". Last thing you want is to put in an offer massively higher than the next bloke.

Hey! I'm relying the Lotto this weekend too!

Being an Informal Tender the buyer needs hand over CASH just 28 days after exchange of contracts. This means no mortgages, borrowing or that kind of stuff. You've got to have the cash. Sadly lack of money puts me out of the running or I'd be in there like a shot. Nice and handy for the 'Folly Pie Pub' as someone already mentioned!

And the Estate Agents Guide Price? A mere £150,000. You can't even buy semi detached ex-council house in Leamington for that! Never mind something that's been on the front of National Geographic and the local OS map!

Some lucky barsteward is going to get a bargain and it's not me.

that would be heaven! i would be off in a shot to somewhere as beautiful and green as that!
