Lock up garage to rent how much should I charge?

I am slowly clearing out my junk and should end up with 1 empty lock up.
I was thinking of renting it out, what should I charge?Was thinking of £40 a month  Ã‚£480 per year what do you think?
Its a standard car size lock up Brick built, steel sheet roof, up and over door, high security locks, room for 1 car inside and 1 out side in front of the door, The one out side must be tidy as its on a nice housing estate.
Cant allow motor trade ( you could work on your own but its in the deeds no motor trade or business to be operated from it.)
Ideal for doing a restoration as you can push it out side to work on it
What do you think?
Remember it will come in handy even if you never use it

I pay £30 a month for a bog standard single car garage.
I must confess the the activities of the UK governments for the past couple of years have been watched with frank admiration and amazement by Lord Vetinari. Outright theft as a policy had never occured to him.

When I was fixing winches the council wanted over £250 a month for a two car size unit
I thought I should get £40 a month as have you ever tried to rent one? Its near impossible, I had my name down to buy one for 12 years

I know what you mean, if someone wants one they will pay for it.
One of the neighbours has just moved in near to us, applied to the council for a garage and was told he'd be put on the bottom of the list... a very long list.  :roll:
Took me about three years to get a garage and by then I'd got the disco so it wouldn't fit in there anyway!

Have you checked the deeds to see if you're ok renting it out?

£10 per week would be the rate for that, not saying you cannot get more but at the end of the day its just a single garage.
just be very very wary of who you let it to!
some people take the p@/s and for a tenner a week they are not worth the agro.
make sure they dont use it for dumping hazadous waste and then disapear!
